• The number of units is roughly triple the size of the new Azalea Estates retirement residence next door on Estes Drive. While advertised as “mixed-use”, the residential component represents 98% of Aura.
  • The Central West Small Area Plan called for a restaurant, coffee shop and additional retail.
  • This proposed plan does not create an amenity for  the community unless there is a coffee shop or restaurant for the public to visit. Who will feel comfortable visiting someone else’s green lawn if there is no place to go?
  • The Central West Plan allocated densities for all the undeveloped properties.  Yet this proposal soaks up all the density that Estes Drive would be able to serve.
  • According to town studies, residential growth costs the town more in services than the revenue it brings in.
